Home repair and maintenance is a never ending task that comes with being a home owner. One way for homeowners to minimize the coming dip in their property value is to invest in home improvement. While interior DIY home repairs to kitchens and baths are top equity-builders, homeowners shouldn't overlook the exterior of their houses.

Some things you should consider on DIY home repair:

  • Check the integrity of your roof every year, at least once a year, more often if you live in a particularly harsh climate, and certainly after every significant storm.
  • Check foundation walls, floors, concrete and masonry for cracking, heaving, or deterioration.
  • If your home currently has no deck or patio, adding one can be a low-cost way to increase your warm-weather living space. If you already have a deck or patio, consider dressing it up with additional "hardscape" items such as a built-in bench seat, gazebo, arbor, pergola or awning.
  • Wood, fiber cement, vinyl, brick, stucco and aluminum are the most commonly used siding materials. Periodic painting is required to maintain the appearance and efficiency of wood, fiber cement and aluminum siding. Vinyl siding needs no painting, but can crack in extremely cold temperatures or leak at the seams where panels meet.

Anytime is the perfect time for routine maintenance checks on many areas of your home, so you could see and establish priorities on DIY home repairs. Inspect caulking and replace if deteriorating. Scrape out all the eroding caulk and re-caulk the needed area. Window sills, door sills, and thresholds: fill cracks, caulk edges, repaint or replace if necessary. Clean windows and doors screening and check for holes. Holes bigger than a quarter leave plenty of room for bugs to climb in. Patch holes or replace the screen. Save bad screen to patch holes next year. Tighten or repair any loose or damaged frames and repaint. Flush out waste and vent system, also lubricate circulating pump and motor from heating system. Clean air conditioner unit, check belt tension and adjust if needed.
